| - I enjoyed living here for the year I was there, for the most part. It was close to shopping and a perfect location to get to Phoenix, Scottsdale, and Tempe. I didn't really have any issues until I moved out. I didn't think the deposit was outrageous, or the rent for an upgraded apartment. They do allow pets but I did think that the pet fees were a little much. I do remember that they said they were going to upgrade my apartments carpet before I moved in but the day I moved in, it was the same carpet but I didn't have the energy to deal with it. My garbage disposal clogged once, I called multiple times before someone got back to me but the maintenance guy arrived quickly - however over the weekend, you will have to wait until Monday - To me, this is a problem. The pools are nice but they are fairly small. The grounds are kept up nicely for the most part. The gym is small but nice, it could use some more equipment but it does the job.
The staff was okay. There were a couple times I came in to ask questions in the evening and the staff always said they would have to follow up with me - which they rarely did and I would have to return in order to get an answer. I feel like ALL of the staff should have been able to answer my questions regarding my pet fees. The garbage areas were always overflowing and tenants did not care if they didn't get their trash into the dumpster, I understand its garbage, but it smells TERRIBLE when you walk by. It would be nice if they power washed it? There is not much guest parking at all and the parking they do have is mostly near the back of the complex so unless you live back there, your walking. Lastly - moving out was a breeze... until I got a bill for $500+ dollars that I owed them for cleaning my apartment! I am a very clean person and a germaphobe so living there, the place was spotless already. I scrubbed the apartment up and down with bleach and cleaners before I left. Now I will say that the ONLY item I left "dirty" were the catching pans under the stove burners - those are impossible to clean in the first place and they replace them anyways - nope... $15 a piece if not cleaned. (Side note: big lots or Target sells SETS for $6-$10-just buy them yourself). They claimed it was due to carpet .... well 1. I was supposed to get new carpet when I moved in and 2. The carpet was also spotless when I left minus regular wear and tear which was considered acceptable in my lease - although they claim my (service animal) dog urinated all over it. I can def say that she may have had an accident once or twice as she is older but I made sure I shampooed it up right away AND she is fully potty trained and crated when I wasn't home, so this I have a hard time believing. I also shampooed the carpets myself. Needless to say I contacted them very annoyed. Low and behold! They "miscalculated" how much I owed them and my bill went down $250 and they were "sorry!" (after arguing for almost an hour). That's a HUGE miscalculation.... I didn't have the energy to continue fighting for the remaining money I "owed" them, so I paid up. Arcadia Cove won that one - so be careful about their nickel and dime process, especially if you have a dog. I also called around to a couple places afterwards to ask for pricing on carpet cleaning, I did not find one place that charged more than $100-$150 for their top of the line packages, so just hire someone or rent a professional shampooer to do it yourself (Big Lots has the best deals).
The previous reviews regarding water and gas bills are also correct. Many times I had to contact the office and ask why my bill was more and more each month, EVEN WHEN I WAS OUT OF TOWN FOR A MONTH! I think they take the total and split it evenly within the tenants so it doesn't matter how much water or gas you use. Also paying rent online does require a $2 service charge.
Overall I enjoyed living here mainly due to location and the apartments were nice and spacious in my opinion...
Oh! one last thing, when the people moved out across the way, they obviously have workers come in and clean and upgrade the apartment for new tenants - no biggie, however, the guys smoke, a lot. I am very allergic to smoke but I didn't say anything as I knew it would be over soon enough. However, they continued to ash and drop their butts all over the stairs and entry way. I finally had to say something when I came home to find TONS of butts right outside my door and my dog tried to eat all of them. I kindly asked them to clean up the the entry way and to stop smoking outside my door - which they respected. They were very apologetic and kind so I can't knock on them, but management should inform them to be a little more clean.
