We were not pleased with our rental experience with American residential properties.
The house was in good condition upon moving in but we had to have numerous service calls for faulty toilets, sink and faucets as well as door screens and locks. The screens were never installed properly and we were subsequently charged upon moving out for not having them in place.
We had problems getting information and or services from them like routine maintenance. One of their hired contractors tried bullying us about the poor work he had done. Additionally there were problems getting a community pool key which we were never able to resolve. We kept getting sent to someone else and we went round and round for months filing paperwork and getting nowhere with phone calls....For a pool key?
Upon moving out we were charged for "infractions" that were clearly covered by normal wear. We were charged $150 for a nickel sized paint chip above a base board and $50 for leaving dishwasher soap under the counter for the new owners. We were charged another $200 for carpet cleaning fee when we did it prior to moving out and the houses carpets were in perfect condition. We were very disappointed given that we took excellent care of the property.
Initially we were going to dispute the loss of half of our rental deposit but given how poorly the company was managed, we decided to cut our losses and move forward with purchasing a new home instead of wasting our valuable time navigating the "no-mans" land, that is their corporate office system.
Overall I would not recommend American residential. You do not get what you pay for and they appear to always be in a state of flux. They never quite had it together and leave you wondering why you were treated so poorly.
The rental house was nice and we would have stayed longer if it was better managed.
