Where to begin. My husband and I with our little children moved in at the end of March around the 30th 2018, He did the move in sheet and notified them of what needed to be done and fixed, but no one answers the calls, when you leave message no one returns them or emails in a timely fashion. My husbands in Law Enforcement so he is tired when he gets home but stays up to wait on people that don't do the job. About 15 days after the maintenance request was put in and everything, someone shows up to the house without notice, and the person didn't speak any English at all so that was a bust. Now 28 days after the fact someone else comes to start doing estimates on repairs that were supposed to be done 10 days after you put the request in. BY law in Arizona and this person came start of the job left at 11:30 AM in the morning and never came back and left all of his tools. I should not have to call any property management company as much as I do to get things done just because no one wants to communicate or do anything. This is getting frustrating and there are things that we can do and my husband and I are not happy, by law We can't terminate the lease because things were not completed and there are safety issues that are supposed to be attended to within 10 days but they have not been done. Here we are a month later and nothing has been done that the maintenance request says needs to be done, not one thing. He law states:
LANDLORD'S BREACH OF RENTAL AGREEMENT
If a landlord materially fails to comply with the rental agreement, the tenant may deliver a written notice to the landlord specifying what the landlord did or didn't do and that the rental agreement will terminate upon a date not less than ten days after receipt of the notice if the breach is not remedied in ten days. A.R.S. § 33-1361(A).
If the material breach affects the health and safety of the tenant, he or she may deliver a written notice to the landlord specifying the acts and omissions constituting the breach and that the rental agreement will terminate upon a date not less than five days after receipt of the notice if the breach is not remedied within five days. A.R.S. § 33-1361(A).
This is ridiculous and I have called numerous times and things are just not getting done and that is not what I believe the owners would know that the property management company that is working for them is not doing their job. I'm old-school, I communicate everything that I need to communicate and not sit back and wait for things to come to me in an email or a text message. I'm a hard worker and I know my husband is very frustrated due to the fact that he has to work and then come home to things that aren't complete.
