  • PUBLIC SERVICE ANNOUNCEMENT: attention all Yelpers, Elite's, and humanity I urge you to never ever even consider nor signing a lease with an Alliance managed property. I promise you will regret it not only the duration of your lease for a lifetime afterwards. I would leave negative stars if Yelp had that feature. Big Highlights: DO NOT LEASE HERE! Your life will be a living nightmare during your entire lease and you will regret ever signing with ANY Alliance managed property. It is unfortunate to say that I am more than disappointed and frustrated with the current living conditions at Spectra on 7th. I moved in April 23 and it has been nothing but issue after issue. The maintenance problems I had to put a request in that I noticed upon move in: * 3 of 4 burners uneven; therefore unsafe for cooking * hole in the patio exterior wall where bee's were nesting * carpet peeling up * tub surface peeling off * main living room window not sealed at all (ie when there was a strong breeze from outside the blinds would move; therefore I am paying for my AC to work extremely hard to combat that oversight) These issues are more than minor. This apartment should not have been available to move into nor tenant-acceptable until these were taken care of. The attached photos show the relative size of the bee hole, tub patch and various examples of "luxurious living at Spectra" After putting in the maintenance request electronically, waiting for 3 weeks and not hearing back I am forced to put in a second request. And then make a call to the office SEVERAL times. If you ever have a question for the office you're lucky if you get them to pick up the phone on the fourth try. The AC went out in the apartment and we repeatedly called the 'emergency maintenance' line with no answer and no one EVER returned our calls; not even the next morning. The office did right by refunded what I had to spend on a hotel room that evening but for an emergency maintenance line to be down and lack of response is unacceptable and a larger issue. The tub resurface was scheduled with the rules that I am not allowed to use the tub 24 hours prior, the day of and 24 hours after. Which equals three days I had to find alternate accommodation. The third-party company Spectra hired to resurface did a subpar job because there is not only a hole in their work in the tub but they neglected to hang up the plastic sheet to cover the other bathroom surfaces which has resulted in a permanent film (which is more than visible and can be felt) on the entire floor, toilet, counter and mirror. The maintenance supervisor patched the hole and has relayed that the hole is more serious than just a patch and that Nu-Surface will need to come out to resurface the entire tub again. My rent will need to be reduced if that occurs for the 3 nights I must find alternate accommodation. My experience as a tenant has be unacceptable. The apartment (as seen in photos) has not met the standard of living showcased on my original tour. At that point in time my standard of living has been compromised by the lack of service provided by Alliance property management. My side of the agreement is to pay rent on time and in full, in exchange for a unit trademarked by your property management as "luxury". My experience has been unacceptable by any measure of customer service, professionalism & expedient responses. I do not have a clean, stylish, comfortable, relaxing, vibrant interiors finishes or inspired living as advertised on your website to come home to. Supported by these reasons, Alliance's side of the agreement is not being upheld. You must give 60 days notice before moving out or you are charge month to month at a higher rate your last two months of YOUR CURRENT LEASE. Please explain how that makes sense. Or just NEVER LEASE from ANY Alliance Property! I guarantee it will be a NIGHTMARE. Turnover in the office in incredibly high, always new people in there enforcing the awful customer service Alliance is training them. Tara the old manager and now the new 'managers' Patty and Krista are just as terrible; at least they are consistent in providing the same poor service to every resident throughout their entire lease. The ONLY personnel who is a human being with any kind of decency and respect to the residents is Sarah. Sarah, you deserve better than Spectra. Update July2017 . I moved out April 10; moving out of all leased apartments includes of course a walk-through to ensure it is in good condition. I did the walk-through with a maintenance supervisor; took less than 3 minutes, he signed off for a clean, good condition (which I still have a copy of). He also shared with me its his last week, he is quitting because he is unfairly treated as an employee. Ah so they treat their employees just as terrible as their residents?
