| - Ultimate Properties is the exact definition of a yelp 2 star company. Were they horrible, no, but like the description reads, "Meh. I've experienced better". We are seasoned renter and so we have a fair basis for comparison.
Now this experience comes from that of a renter, not a home owner.
I stumbled across several of Ultimate Properties rentals in our search for a rental home through various rental searches. They were easy to work with to view the properties, and the application process was simple and straight forward. They were a bit slow to contact us regarding approval or acknowledgment that an application was even received, but once we made contact it was a quick and straight forward approval process. They asked for standard documents and we were approved within 48 hours of us contacting them.
The problems didn't really start until move in day. Our neighborhood had an HOA and so Ultimate Properties made it our responsibility to contact them and arrange the parking situation (it was a condo community with just one car garages). I thought this was strange because my past situations with HOA's and renting, the property management company handled this for us. Anyways, when we got to the HOA office, they asked for a copy of our lease before they could issue our parking passes. When we provided the lease, the HOA informed us that the neighborhood had a pet policy that restricted us from having our dogs (which were disclosed on the lease). We told them we would contact Ultimate Properties and sort things out. I called Ultimate Properties and specifically asked them if I needed to hold off on moving into the condo until this was taken care of. They told me no, they would handle it and to go ahead and move in.
So we move in and everything is great, no problem. Then about a month and a half after moving in, we get a certified letter in the mail from Ultimate Properties. This letter tells us that we need to either find a new place to live, or get rid of our dogs because they were not able to work it out after all. We didn't even know that there was a problem to begin with because they had ZERO communication with us this entire time. A phone call or something would have been nice because within this month and a half we continued to move in to the house and unpack and buy furniture and décor specifically for this house. As you can imagine the LAST thing you want to hear after you just moved is that you need to move AGAIN!
Well long story short we ended up having to move. The reason Ultimate is getting two stars vs one is because they made an attempt to work with us during this time. They did refund our deposits and allow us a partial month free rent while we looked for a new home and moved. In my opinion, they could have done a lot more. They didn't take into consideration the moving costs, the time off work, the deposits and fees for turning on and off utilities and just the huge hassle that is moving after you just finished moving. Throughout the process the communication was a joke. I typically had to call multiple times to get a simple call back.
In summary, if Ultimate Properties had done there job and actually obtained a copy of the HOA's for a house they were representing, this whole thing would have never happened. They tried to place blame on the owner of the home saying that they never informed them, but really shouldn't the property management company look into the HOA's before listing a home? Either way I was clearly unhappy with the situation and there weak attempts to make it right. The ordeal still ended up costing us a substantial amount of money and hassle. With all the options for a property management company, choose someone else.
