This is one of the most un-ethical companies I have ever did business with. I moved out of a house last July they were managing for the actual homeowners. When I dropped off the keys I asked them to let me know when they would be doing the move out inspection as I wanted to walk with them. I asked for a one hour notice as I where I am working is about an hour from the house. I received a call a couple days later and the gentleman said he would be at the house in 15-20 mins. I told him I could not make it in that amount of time. I was than asked by the office to send an email stating I wouldn't be there. In this email I stated that if they had any issues to please let me know so I could address them. Nothing was ever said until about a week and half later I received a letter in the mail that stated they were keeping my $825 deposit and they needed $500 more for items they claimed were damaged. They claimed several things including the diswasher had to be replaced, no professional cleaning, etc. I than replied to them and emailed them my move-in checklist and the receipt (for which they already had for the professional cleaning) and disputed every item. They than responded back with a new disposition that miracously added up to exactly $825. The 3 items that were on there was a dscounted rate for the dishwasher replacement (keep in mind that the scratched up dishwasher was noted on the move-in checklist as alreay damaged), damaged aracadia blinds (I asked with no reasoning as to how they were damaged as they worked fine when I left and my cleaning company would testify in court this was the case if needed) and again the final clean eventhough they had the receipt. After this, I had to file a small claims case. After receiving the letter from the courts they said they were untouchable as they were not the actual owner. After going back and forth several weeks the courts dismissed the case because of this. I than had to file a new small claims case to the actual owners which was done about a week ago. Once the actual owners received the paperwork, they reached out to me by phone yesterday and apologized for all I had to go through with this as they were not fully made aware of what was going by RPM Pinnacle. The owners wired me the money 15 minutes after talking to me along with additional money to cover all my court filing and mailing costs. The actual owners are also looking at sueing RPM Pinnacle as they have not even given them my original deposit even though they charged them for all the unnecessary repairs. If you are thinking about using RPM Pinnacle either as a home owner or a tenant, you should really rethink this as they will truly do everything in their power to not be held accountable to the landlord/tenant act! They truly are horrible people with zero ethics!!!
