We stayed at this hotel for a night at the end of May. The hotel is decent and we got a gigantic room (although the room was rather empty) The bathroom was small but the sink was outside of the room, it was kind of convenient since you don't have to wait for the bathroom just to wash your hands. Overall the place was really quiet and the bed was comfortable.
One thing that was unsettling was the fact at around 6am the next morning of our stay, there was a knock on our door. There was apparently a hotel maintenance worker asking to coming to fix our toilet... We were sure whether it was a mistake (since this guy knocked on 3 different doors before getting the right one...) or a hoax, so we called the down to the front desk and it turned out that it was a hotel maintenance worker.
Breakfast is not included in our stay, but since Courtyard Marriott is located in the center of Toronto on the busiest road, its not hard to find breakfast. If you want a full breakfast Cora's is just a block away.
There is also free wifi and wired internet in the rooms. It took a while to get onto the network and also the wifi isn't the greatest in the room, nonetheless, it is still free.
Overall, this is a pretty decent place to stay. The rooms are clean, bed is comfortable and location is key!
