I enjoy renting from invitation homes, my portfolio manager is on point and when I have any issues I just call maintenance. They send someone out asap to fix the issue if it is something they can do, if not they send it to a contractor. If you have an issue with repairs done by a contractor, that is out of their hands, but let them know and it will get it taken care of fast.
We have a huge house with a nice pool where the service is included in the rent which is a rare find now days. My 3 large dogs are welcome without a huge deposit or monthly pet rent which is also a rare find lately.
As to the people who have complained about the dirt yards. Invitation Homes does 2 move in inspections or viewings before you even sign the lease, then after you sign the lease they do another inspection with a superintendent who shows you all you need to know about the home and notes any further repairs that might have been skipped on the two prior inspections before you even moved in. If you don't care for the yard there are several other homes to chose from, a lot of their homes have sat in forclosure before they purchased them so in az with the heat, grass dies.
I have had two homes with them, I got my last deposit back in full because I left the house clean and undamaged. If you do the same you will get your deposit back as well, it also took less than a week to get back even they say it will take up to 14 business days.
Our rent is reasonable and we love our home and location, the maintenance staff is always on time and professional and more than willing to help out.
They are a good company.
