BEWARE OWNERS - Management One is not a great management company. I don't even think it is mediocre. It is probably one of the worst businesses I have had to deal with. I hired them well over a year ago to handle my property, and right off the bat they wanted close to fifteen hundred to fix up the place. Fine, it probably needed some painting but they wanted to seal the laminate floor (no!) and paint doors and baseboards. The people hired to paint removed all the doorknobs (which is something they should have done) but every doorknob they removed is either damaged or was reinstalled incorrectly. Went to check on the place while they were painting and the key to my unit was lying on the wall at the front entrance. The back boor was unlocked. Entering the unit I saw a couple of doors were painted shut. Light switches were painted on/off and then were cracked when they tried to turn the lights on/off. They painted the baseboards, but they also painted a lot of the flooring (dark floor with white paint is pretty obvious). After the renter moved out after five months I was told more painting had to be done so deposit more $$ in to my account. If it were done properly in the first place couldn't the walls just be wiped? I truly felt like I was there to just support the repair and maintenance people Management One employs. And that first month rent fee (excessive when compared to all other companies) they charged to set up the lease just stayed in their pocket. Oh - I was notified by email that the renter broke their lease - don't you think that might warrant a phone call?
After separating with Management One, I was trying to figure out the statements. No one ever got back to me about why the balance of first statement ended with a $400 balance and the following month it started with $350 (where did this $50 go?) There are no tenant payments showing on some of the statements and the numbers just don't add up. Not sure how I am going to explain all this to my accountant at the end of the year. Spending time fixing what their people "fixed" right now and I keep finding things that were not completed. Fine, I will wash the walls and patch the holes that they neglected to fix, but I really want to call the tenant that left and tell him he should try to recover some $$ since what he was charged for was not completed.
Do your research. Find a company that has great reviews. Dealing with Management One was disappointing.
