  • Beware of the new management at Avanti! Our previous management company was courteous, kept everything clean, and was very helpful and friendly whenever there was a problem. Since Madrona Ridge's management took over, the property wasn't cleaned as often, tenants kept getting blindsided with overdue utilities (which are to be paid with rent) long after they were supposed to be sent to the tenant. They even lied to our new landlord saying that we had only lived in our apartment for 6 months when we had been living there for 2 years. It nearly lost us our application to finally move into a house. To make matters worse, when it was time to move out, my family was pinned with charges for frivolous "repairs" that they deemed necessary to get the property back to the original condition. We are being asked to pay for full prime and paint of the entire apartment because of nail holes and marks on the walls from our kids (these were marks that had washed off before without any issue). There was chalk outside on the patio so they decided to charge us to paint the patio too (I asked if they tried water first and the only response was a condescending remark about the chalk not being there when I signed the lease). Normally we are very thorough about cleaning up an apartment when we move but had to head out in a hurry this time and missed a few minor things, they insisted that we didn't need to do a walk through and that there weren't any move-out guidelines so we weren't too concerned until we saw the bill. At first they didn't return my calls and once I finally got a hold of them to ask about the charges and why they were so high, they just kept interrupting me saying that it was in our lease to return it to the original condition and it was beyond normal wear and tear (in other words, they felt like they had the right to charge us for whatever they wanted because it wasn't ready for the next tenant when we moved out). Not even before getting through half of my questions about the charges they interrupted me and said that if I wanted to dispute charges, I would have to take it up in small claims court and they ended the call. I made sure to take pictures before I left though and I suggest you do the same if you are stuck with them.
