Unfortunately Phil Gaines from Copperstate Inspections wrote a report that was more about covering himself than pointing out areas for further inspection. Our report pointed out areas rated as high risk that were simple fixes or items that were grand fathered into the home and had little meaning for concern. Areas, such as our roof, were noted as "may want to follow up with a licensed roofer" and noted as neutral or general commentary and did not give an appropriate level of concern. We moved into the home and the first rain there was a massive leak. We hired a roofer and roofing consultant that identified multiple areas of concern that both said should have been conveyed in the inspection and were not. This has now cost us over 12,500 to repair. Both referenced the term "incompetent" in his inspection. No, i would not recommend this company for inspections in the future.
