Overall, a horrible property management company! Our foreclosure flip has been nothing short of a roof over our head. Here's what I learned as a tenant under the reign of Invitation Homes:
1. Get EVERYTHING in writing, including ALL correspondence. What they say and what they do are two opposite entities.
2. Complete a maintenence request when a problem arises because this is kept in an online database so tenants can keep track of how long repairs take. Case in point, our pool took 9 months to repair because IH hires the cheapest contractors if their maintenance is unable to complete the repair. Our dead tree removal took a month and a half as we had to wait for "someone to be in the area" as they complete the landscaping by region now.
3. Brace yourself for the annual rental increase. Our rent was $1350 (including the $27 per month surprise surcharge for an "administrative fee") to $1,588 after 12 months due to the alleged "fair market value" of the property.
4. Take photos of everything when you move in. Document everything! There were so many issues with our rental property as a result of poor construction that were labeled "general wear and tear" and remained unfixed.
Overall, I had a roof over my head for nearly 36 months and that's about all I can say positive about my experience with Invitation Homes. I'm so glad my lease is up within a matter of days.
