UMG is only interested in their pocket and you as a landlord are their "cash cow." They are more pro-tenant than they pass themselves off to be and they do not take the owner seriously. They make decisions on your behalf and you'll find out about it later. They charge and fix whatever they want, whenever they want, and if you don't have the funds they will just deduct it from in-coming rent. Also, they tell you as an owner you need to have "reserve funds" available at all times so they can suck the blood out of you without any problems.
In addition, they are secretative, rude, and they refer you back to the contract you signed with them (basically handing over your property) whenever you have a disagreement. As an owner, I do not feel that I have any control over my damn house and that I actually work for UMG not the other way around. UMG is in it to make profit and couldn't care less about you as a landlord. Be aware of this company and their tactics. They also collect 75% of all rental late fees so it is obviously in their interest if the tenant is late every month. Unfortunately, you are stuck with them until the lease agreement with your tenant is completed which is another fine print you should be aware of.
Can't forget UMG placed a deadbeat tenant in my house who ended up filing chapter 7 and not paying rent for 9 months. Way to go UMG.
