I contacted opendoor to see what they would offer for our home. I had an appraisal done the week before, as well as spoke to 3 of the top and most successful realtors in my area. I provided a great amount of details about our home, including all the upgrades. I also provided a couple dozen professional level photos of our home.
The offer that was provided was severely disappointing. It was more than 20% below market value. I was able to sell my home in less than 2 weeks for a few thousand dollars below our asking price.
I imagine opendoor provides services for some people. To think I would have taken their offer would have cost me $70,000 selling my home the traditional way is scary.
I guess if you are in dire need to get out of your home, and can afford to leave tens of thousands of dollars on the table, then Opendoor might be a solution. I think it would be better to sell your home just below the market, and still keep tens of thousands of dollars. I suspect they are trying to take advantage of people who are in bad or desperate situations. I hope people understand the current real estate market gives the seller a strong position, as there are fewer homes than there are buyers.
