| - I wish we would have never signed this lease agreement. We were new to Arizona and needed a house to call home until we could get familiar with the area. Our rental was located in San Tan Valley - Johnson Ranch. From what we saw on the online description/pictures, the house was in great condition and had a very large grass backyard (that's what sold us, because we have a German Shepherd). We contacted Arrow through HotPads and were emailed back very quickly from a woman named Jamie. She made us complete our applications before even allowing us to view the house. We accepted that, and had stated that we would complete the applications/pay each application fee to see if we were approved. 24 hours later we got an e-mail stating that we were approved and that they would contact us when we could look at the house; HOWEVER, if we wanted it we would have to pay the cleaning fee, pet fee and security deposit NOW or they would move on to the next interested renter. So what did we do? We paid them. That was our 1st mistake.
To our surprise, the house looked NOTHING like the pictures posted on their add. They advertised "LARGE GRASS BACKYARD"... the backyard wasn't grass at all - it was dirt. The inside of the house smelled like dog piss, carpet tack strip was exposed in all major walk ways and there was crayon drawings all over the baseboards, walls, windows...Naturally, we were a little upset considering we just paid a $1,000.00 deposit for false advertisement. We bit our tongues and cleaned up the house on our own - we were kind of out of options as this was one of the only places that accepted German Shepherds and we would be losing $1,000.00+ if we walked away from it. What we didn't realize, is that we would have to be contacting a man (Broker) named Damon Williams for the remainder of our lease. He handles all tenant inquires, apparently, and will only communicate with you through e-mail. We of course had several issues with the house throughout our 1 1/2 year lease - irrigation system didn't work (we were responsible for maintaining front/back yard) and never got an e-mail back from him when we requested a scheduled maintenance, front pipe was leaking which spiked our water bill and it took him 3 weeks to fix it, washer pipe broke and WE HAD TO PAY FOR A PLUMBER TO COME OUT, air conditioner went out in the middle of summer and it took Damon 48 hours to respond to our e-mail, an additional 24 hours to schedule someone out and another 2 days to get a new unit. His communication is horrible and he will tell you that you are 'harassing him' if you follow up.
There are so many other things that I could mention, but it's not worth getting upset over - again. It's really, really sad that Damon feels as though he superior to everyone/anyone he comes in contact with. The way he treats people is disgusting. We literally took care of EVERYTHING wrong with that house because we wanted to avoid communicating with him. He responds to you like you're an idiot and is so disrespectful I don't know how he is still in business.
We terminated our lease, and I'm so glad we did. WELL WORTH THE TERMINATION FEES. Stay away from Arrow Property Management, even if it seems like a good deal - you will end up dissapointed and cheated out of your security deposit even if you leave the house in better condition than it was given to you.
