  • I like Cabana on Thomas. I just moved here in June. So far, the place seems fine, and I am kind of surprised by the poor reviews. This isn't Buckingham Palace, but you get a good bang for your buck... and the people in the leasing office seem to be responsive. Here is my take. PROS: 1. Close to downtown. 2. AFFORDABLE. I looked a number of apartments, and Cabana on Thomas has the lowest prices that I could find, hands down. I visited at least six other complexes, and this complex, by and far, offered the best price. 3. Excellent staff that is responsive to resident needs. Mindy, Leo, Brian and others (whose names I can't remember) ALWAYS try to go above and beyond to address my concerns. -When I first moved in, there was an issue with my shower, and it wasn't fixed the way I wanted initially due to a mis-communication about what solution would work for me. I had to go back to the rental office a couple of times, but it was fixed once I communicated that I was looking for a specific solution and nothing else would be acceptable to me. I even got a little huffy after coming back a second time, but Mindy remained professional, and I have never seen her behave otherwise. I am not shy about raising concerns about my apartment or anything else; still, every time I walk into the leasing office I am greeted warmly. -I have never had trouble finding parking. But it seems to be a common complaint by residents. Due to complaints about the parking, the leasing office has rolled out a new parking policy. The leasing office hasn't started to enforce it, because a number of people haven't signed up. But again, from my perspective, management seems to be trying to be responsive. 4. This apartment complex is safe. I haven't seen or heard any crimes reported. And for the overly squeamish, the complex is gated. 5. Pet friendly. 6. Well-kept grounds. After one of the dust storms, the pools had debris in them and had basically turned green. Maintenance had the pools cleaned up within a day, maybe two. The rest of the grounds were taken care of quickly also; branches removed, etc. 7. Utilities are included, bills are the same each month. 8. Seems sad that I have to say this, but it is always a concern when moving into an apartment... and I have seen no roaches, no rats, and no other vermin. Coming from a larger city than Phoenix, this was a concern for me. CONS: 1. No in-unit washer/dryer. There is one in each apartment court, but I would prefer to have one in my apartment. If I move after a year, it will be for this reason. 2. This isn't a luxury apartment. It's nice, and it's an excellent deal for the cost, but if you are looking for granite counter tops, then you should look elsewhere (and expect to pay a bit more). 3. If you don't like dogs/cats, you may not like that an irresponsible owner will occasionally fail to pick up after their dog. 4. The walls can be a bit "thin." The walls are fine (actually concrete in some places), but when you live in ANY complex, a bad neighbor can disrupt your night. The upstairs neighbors have kept my niece up for a few nights when she was visiting. I didn't complain to management, but I assume it would have been addressed properly if I had. That said, the upstairs neighbors were not just going about their daily tasks; they were being excessively loud; there's nothing inherently wrong with the walls that would prevent you from enjoying your apartment unless your neighbors decide to be obnoxious. 5. The grounds are safe, and the neighborhood isn't terrible. That said, I probably wouldn't walk outside the grounds alone at night by myself. That's true of most places though... 6. This isn't really a CON, but something to look into if you are considering living here... Maybe the utilities are more expensive than they would be if not included in the rent? I'm not sure about this, and it might be something that you can try to negotiate if you decide to live here. I didn't bother because I was happy with the utilities being included. For me, this complex was still cheaper than any other comparable apartment complex that I was looking at, so I didn't worry too much about it.
