  • This is the worst inspection I've ever had and I've had a lot. If I didn't actually see the inspector at the house I was buying, I would have thought he inspected a different house. Things he missed: -I need all new windows. They have wood rot. Didn't close all the way. Weren't sealed. Some wouldn't stay up and some wouldn't close after opening. - Open wiring in the crawl space. Wiring hanging down everywhere and not properly connected and in open junction boxes. - the hvac on the 3rd floor didn't cool. I had to replace the system days after moving in and before I even finished unpacking boxes. - major moisture issues and mold in the crawl space. After hiring an electrician to resolve all of the wiring issues in the crawlspace, he told me there was a ton of standing water in my crawlspace. I got an estimate from a contractor for moisture barrier, French drains, sump pump etc etc at a cost of just under $6000. - Gutters pulled away from the house and overflowing. Hired a contractor to solve this very obvious problem a week after moving in at a cost of just under $500. -all the doors needed to be weatherproofed. You could literally see outside because the gaps were so big in the door frames and many of the windows. Cost of about $400. Upstairs master sink did not drain properly. You can't brush your teeth without the sink filling up. The thing about it is that in my opinion these are not easy to miss items. I know an inspection is all about the person who inspected and not necessarily the company. So this is not a slam of home inspection Carolina as much as it is a warning to make sure that the inspector you use is good, no matter what company you hire. I just didn't hit the lottery with the inspector I ended up with and so I'm obviously very upset that I had so many expensive repairs after the expense of buying a house and moving etc. Unfortunately I don't know who my inspector was. He was not who I wanted because the one I had experience with was too busy but when I called him, he assured me that everyone was top notch but that was not true. Buyer beware!
