The inspector missed so many problems in a small, 1200 sq ft house. All he had to do was walk around the attic area, which was easily accessible even for me at over 6' tall.
After closing I found open electrical plug outlets in the attic area. The kitchen lights were plugged into these outlets using regular extension cords.
Every ceiling fan in the house was wired with fan wire, electrical taped into other wires with no junction boxes.
The fire alarm electrical wire was in the attic, but for some reason it was electrical taped off and the fire alarm on the ceiling wasn't connected to it.
The laundry plumbing shutoffs were done with bathroom faucets and leaked everywhere and needed to be replaced.
The plumbing, main shut off valve didn't work. I had to run to the curb after a leak occurred. You would think a main shut off valve would be tested?
Water Pressure was at 97 PSI but no recommendation was made to install a reducer. After moving in, even the CIty of Las Vegas sent a notice saying that pressure was too high and should be reduced before damage occurs to appliances and piping.
Overall, I am very unhappy with the number of items missed in this inspection. The report was full of many insignificant, visual flaws and I even told the inspector prior to the inspection to focus mainly on structure, electrical and plumbing because the rest is a gutt and flip.
