| - Seems like a lot of reviews here are just venting about the new management. I understand the frustration, but that's kind of like going to a movie and giving it one star because the dude at the concession stand was rude to you when you got your popcorn.
It's true that the property isn't managed as well as it used to be, but it's still a nice place to live. Yeah, it's not as clean as it was either but I blame my fellow residents for leaving their dog poop around more than I blame the grounds crew. I'm sure the Avondale doesn't have a monopoly on irresponsible tenants.
Pros: good location, nicely laid out apartments, high quality amenities including pools, jacuzzis, and a better fitness center than most apartment complexes, two dog parks and access to pleasant walking paths, a reasonable amount of guest parking.
Cons: Unresponsive and inflexible management regarding maintenance and other concerns, poor communication regarding policy changes and facility closures, back-door rent increases through unnecessary services like "trash valet," odd business decisions like starting to charge for paying rent online.
I'm no expert on this industry but it seems like a classic case of corporate mismanagement. The individuals in the office are given very little discretion to offer the kind of good customer service one would expect (like when they refused to waive the late fee on my first late payment, which was a day past the deadline and my first such situation in over two years living here; see comment above about how it's no longer free to pay online). It's certainly frustrating when pools are closed, seemingly at random, with no indication of why or when they will reopen (is it that hard to place some kind of notice?). But it's not a perfect world and I'm happy here on balance, so sticking around for another year.
