| - i have waited 10 months to write my review of this business as I was so disappointed and couldn't wrap my head around the fact that this company could provide such POOR customer service. Perhaps I was nieve to believe that a property management company would relieve me of the challenges of managing my out of state property but, with business arrangement I spent more time managing the property management company while paying for their services.
When I contracted with RPM, Todd Weaver, the owner, personally came to visit me at my rental property and I was impressed with him. He was knowledgeable and seemed professional and ran a successful company serving over 400 properties in Clark County. I visited his office, met with staff and all seemed very professional and competent. Here is where the rubber meets the road and reality set in once the 1-year contract was signed.
While I don't want to go into specifics, fro my personal experience, the agency is strictly focused on making money at the expense of their customers. Beware that they will advise against a home warranty policy on your property because" their hourly rate is lower and RPM can respond more quickly." DON'T FALL FOR IT!
In regards to staffing, RPM turnover rate was amazing to me. Employees left constantly. After my dealings with management, I can draw my own conclusions as should you.
Read your contract closely. It states that owner is only notified on charges over $300. Had an instance where a highly inflated service bill was broken down into 2 separate bills so that they didn't have to get my approval prior to the gardening service. In addition I was charged the estimate price prior to the service and then again when the service was done. As I stated previously, I spent more time monitoring the management company. I eventually switched my property maintenance to my own handyman as my trust was broken. In essence this company was serving as a rent collection agency for the last 6 months of my contract.
I had a tenant skip out on a year-lease after 3 months. RPM stated that they would refer the matter to a collection agency. When I terminated from RPM I was advised that that was done, but no paperwork was provided to me and was told that "if any collection was successful, RPM would send me the money." Don't think I will hold my breath on that one.
When my year was finally over, I requested copies of all my bills, tenant paperwork (ie application form, section 8 application and approval) so I could close this disastrous chapter in my life. I am still waiting.
I have since secured a home warranty plan and made other arrangements for property oversight. Hope you find this review helpful. You will probably see a response from Todd. Weigh your decision accordingly based on my review and the many others listed here. I wanted it work..it just didn't.
Final note..I wanted an exit interview. They didn't want one. When I went to the office requesting my file, Todd came in while I was speaking to the office manager. When I started to discuss why I was leaving he said "we are in the business to make money". I told him "so am I."
