  • Sometimes old sayings are true: you get what you pay for. While I appreciate the things our inspector did find, there were also things they didn't find that should've been caught. For example: 1) no strikeplate in the door jamb so the front door could easily be kicked in. The only thing securing the front door was a thin, 1/5" piece of raw wood. The deadbolt was going into an open hole in the wood frame. 2) A bathroom faucet that was literally taped together with scotch tape and torqued so hard it took a wrench to remove it. 3) A broken laundry room faucet that leaked the first time it was used and caused $10,000 worth of water damage to the home the day of move-in. The first two items didn't justify posting this review, but the third oversight has resulted in loss of use of the new home (when water main had to be turned off and walls torn out), a higher insurance premium and probably several thousand out of my own pocket. Inspector Budget tried to make good on the door jamb issue, which required a locksmith to come out because the door jamb wood wasn't even prepped properly to take my strikeplate. However, the water damage problem and photos sent were completely ignored. Bear in mind, that faucet leaked the very first time it was tried! I literally just moved in. Everything is still in boxes and I've never even lived in the unit and there's $10,000 worth of water damage and restoration needed. Yet, the inspection report says the laundry room is "satisfactory" with "no improper conditions." I think 1 star is generous considering my floors have to be replaced 3 walls have now been torn out and I've not even lived in the unit yet. See the photos of the leaky faucet and water damage and you decide if that should've been caught by the home inspector.
