| - The only reason I gave this company ONE star is because I had to. Whatever you do, DO NOT hire this company to manage your property. Everyone I dealt with, especially Tod Weaver and Jordan Hensley were unprofessional, incompetenant and provided the worst customer service I had ever experienced. I live out of state and was paying this company to take care of my property and tenants, which they failed to do appropriately.
1. It took them 17 days to even get my property on the market to be rented out. They never updated me with the status of the house, letting me know when applications were put in, how the showings were going, etc. I hadn't heard from them for weeks about the property and when I finally emailed them they told me they had a tenant who signed a lease and put down a deposit two days earlier and was going to be moving in within a week. When was I going to hear from them about it?
2. Their communication is absolutely pathetic. Don't bother trying to get a hold of anyone on the phone because they will not return your call in a timely manner. They will respond to your phone call with an email. I was told email was the best way to get in contact with them because they like to have everything in writing. I would have a simple question that would take a 5 minute phone call, but instead would have to have a 2-3 day email conversation to get my simple question answered. They take days to respond to your emails and then don't always answer the question you have. To get a complete explanation about anything I would have to pull it out of them.
3. They charged me twice ($240 and $110) for landscaping and clean up on the property which they have no receipts or pictures of. They claim landscaping had been done prior to the tenant moving in. I spoke to my tenant and she advised me and showed me pictures that no landscaping had been done. I also received a letter from my HOA stating pine needles and bushes needed to be trimmed, yet I was told landscaping had been done the week before I received the letter.
4. The owner agreement I signed states any repairs under $300 can be done without owners consent. They definitely took advantage of that. I was charged $120, $165, $160 all in one day. The property was being rented out in as-is condition, but RPM went in and replaced the blinds without my consent and then charged me $300. I made a big enough deal and argued enough, they refunded me $135. I should have been refund all of it, as Jordan even told me they should have gotten my authorization before doing that repair, they refused.
5. My tenant put in a maintenance request to have the leaking toilet fix and RPM took 2 weeks to respond, causing the floorboard to warp and discolor.
6. RPM left my tenant with a broken water heater and no hot water for 5 days. The tenants finally contacted me and I had to find a plumber myself on a Saturday morning to go out to the property.
6. The tenant contacted RPM about the bedroom doors sticking. RPM maintenance charged me $120 to replace one whole door that didn't need to be replaced. The work they did was unacceptable and not done correctly. They installed a door that was too short and too skinny, leaving gaps at the top rail and on the lock stile. The gap was so wide, the door wouldn't latch shut so they bent the plate to force it to latch. The door isn't even the same color as the other doors in the house. They also cut part of a door off that was sticking and never repainted it. They did terrible and unfinished repairs. When this was brought to their attention through email and in person, all they would tell me was, "submit it in writing and we will review it". Dealing with them long enough, I've come to figure out when they say they will review it, nothing will happen.
7. I placed the property up for sale with 6 months left in my owner agreement. RPM charged me the early termination fee when this happened. It took a lot of arguing with them to get that refunded. If I pay the ETF I won't pay the monthly fees anymore and don't want to deal with their nonsense anymore. Two days later the $359.70 ETF was again on my account. I had to contact them again about this, argue a little bit more and then it was once again removed.
8. When trying to resolve issues with Jordan and Tod its like talking to a brick wall. I have been in so many circles with them and have gotten nowhere. They do not care about their customers and even when they know they are wrong, they won't make it right.
9. I requested pictures and receipts of all repairs done on the property 4 times. When I would send emails about it, it would be weeks before I got any kind of response and would often times be passed around to other people to get this taken care of, only to be blown off some more. They do not have any receipts on file, which they are supposed to keep for 5 years and I received poorly taken photos.
