| - Stay Away at all costs. Customer "service" is non-existent. Damon Williams believes himself to be a superior human being and all of his tenants to be peasants under his control. He is such a coward that he won't even talk to a tenant on the phone. At all. He told me an email that as a matter of policy they don't talk with tenants on the phone and that tenants are not their clients and they have no interest in serving them.
He refuses to communicate in even the most basic of ways. It got so bad that I had to approach the property owner to have repairs completed after 45 days of absolute silence from Damon.
Eventually Damon got sick of my honest communication with the owner and embarked on an email campaign to smear my name and accuse my of lying by falsifying emails. It worked unfortunately, because the property owners that he represent care very little about anything but profit.
He hides behind the ARLTA for everything. Oh... the law says we have 5 days to fix that... so I won't call you or even acknowledge your request for 5 days, when a workman will show up unannounced. Multiple times they have entered my property to make repairs without even so much as a heads up. Worse yet, they don't even let me know that the repairs are complete.
As far as "should I chose them to manage my property", the answer is a resounding NO. Here are just a few reasons:
1. They rented me this property without ever meeting me. Not even a walk through or to hand me the keys. They left them in the lockbox and gave me the code. Wouldn't even answer the phone to answer questions about how to turn on the irrigation so I could water the front yard of the house they are supposed to take care of.
2. They will constantly bombard your rental clients with solicitations for the real-estate services, trying everything that they can to get your tenants to buy a house and move out of your rental. They make money when they turn over tenants, so that is what they are best at.
3. They don't care about the people who rent your home. Not even one bit. In return, I would expect most tenants will treat your property like crap.
4. Do your own market research, they don't know how to price rent. I am renting at $300 under market value in my neighborhood. Admittedly, not worth it, I would much rather spend another $3600 a year to have a different property manager, as I will when my lease is up, but the property owners are getting screwed.
5. Damon Williams. Period. He is clearly a smooth operator when working with property owners, but he is a deceitful, evil excuse for a man. He will lie his way out of any corner and even when dead wrong can't get over his massive pride to apologize and provide a bit of customer service to tenants (i.e. Non-client peasants that rent homes)
RUN RUN RUN RUN RUN!
No matter how nice the house or how great the deal, dealing with Damon Williams of Arrow Property Management is NOT worth it.
