In addition, you must purchase a mobile home, with cash, financing of your own (if you can find it). If you purchase their models, you might get financing, otherwise, you must pay cash.
Some of the manufactured homes in the community are old and rickety. Some date back to the 1980's.
You basically are given a small lot with rocks and nothing else. If there is landscaping, fences etc., it is because the individual resident pays for it or you purchase a home that a previous resident landscaped. The community does no cleanup of their "lots", not sure what I am paying for and basically don't give a shit about your opinions.
I spent the whole time cleaning up debris, leaves, trash from the adjacent lots which were empty with only dirt and rocks that blew into my space, constantly. Two other homes by me were abandoned, rusted and broken down...right by me.
Cal-Am is the company umbrella, located in Costa Mesa, CA and Mesa, AZ and they raise the rent," just because!" Many residents are on fixed incomes and one free dinner event a month, doesn't really justify the high rent. There are 10 people on the payroll so that explains a lot. Not a lot of activities and most of them are run by individuals.
You can't rent a room, even though many do to make ends meet. You can't rent the place, if you have to leave and live elsewhere and can't sell. It is a WIN/LOSE, they win you lose. If you can't sell your place, you still have to pay the rent. If it doesn't sell and you stop paying rent, they will repossess the place and sell it.
Before you sign the lease, do your homework. I am just damn lucky, I sold and got out. Hated every minute there.
