| - Oh man, where to begin?! First off, I'm a little surprised to see so many perfect reviews on here. Maybe that's why Robert Mitchell contacted me several times early on via phone and email to write him a positive review.. Hmm. Well, I'm glad I waited.
[I don't speak for all of his clients, but please read my case before contacting him for property management services.]
Although it seemed like a promising start to my home rental and property management experience, things went downhill quick with the property manager (Robert Mitchell). Here are a few bad experiences you can look forward to:
1) I have a home warranty for my property. My AC had some issues in the beginning of summer which unfortunately left my tenants without cold air during a Phoenix summer. It was painfully difficult getting information from Robert regarding the issue.. information like.. what exactly was wrong with the AC unit, how long the tenant was going to be without AC, when the home warranty company could get the job done, etc. I asked him to please keep me in the loop as I wanted the repair done as quickly as possible and needed to know what was wrong/what part was replaced/etc. After several calls and conversations with him, I decided to lay low and let Robert do his job. I waited a week and heard nothing from him, so I followed up with a phone call. "The repair was completed and the tenant has cold AC again." Uhh.. what? I had no idea it was completed. Robert failed to call, text, or even email me to let me know even though I asked for it as a courtesy. Not only that, he didn't know what my home warranty company did to fix the AC!! I had to call them myself and ask about the repair work. Later on, I told Robert that I deserved to be "in the know" as it was my property, and he had had the nerve to get mad at me and tell me not to 'question his ability to do his job'. It only gets better.. read on.
2) I was told there would be a 6 month walkthrough of the property. No problem. I anxiously awaited this as it was my very first rental property and had heard so many horror stories of tenants not taking care of a property. Sometime in the 5th month, I contacted Robert and told him I wanted to attend the walkthrough and asked when he planned on doing it. He said it was dependent of their work schedule and that he'd let me know. I Wwaited. I contacted him 1 week prior to the 6 month mark and he said it was tentatively scheduled for the beginning of August, but he hadn't heard back from the tenant on their schedule, so he'd let me know. Again, I told him I wanted to be there. I waited. On August 16th, I received a text with 6 pictures of my property along with "carpets will be shampooed and pics will be sent confirming." Not only did he do the walkthrough by himself without letting me know, he sent me a whopping SIX pictures and ONE note for the entire walkthrough/inspection!!!!!
3) Saved the best for last. This one challenges Robert's entire work ethic and code of conduct. Let me preface this by saying I had a few life changing events occur in my life -- one being that my wife is pregnant! :-) -- so we decided to try and sell our property (and keep the lease intact of course) and find a place we could settle down and raise a family. I figured it would be cake even with how negative my experiences had been. Nope, wrong. To make this short and sweet because I don't want to put too many details out there since this involves others, I can say that after several weeks of back and forth correspondence, I found out that Robert hadn't been fully open with me or with the tenant leasing my property. Whenever I had to communicate something to the tenant and vice versa, he didn't do what I paid him to do (now I understand why, in the beginning, he was so adamant about me keeping distance and having no communication with the tenant - to let him be the middle man). I found this out when my tenant reached out and from there we learned a lot about Robert. He told the tenant what he wanted them to hear and told me what he wanted me to hear. Once the tenant told Robert about reaching out to me personally, literally later that same day, I received a Notice of Cancellation of PM Agreement from Robert. He would go on to send me the deposits and sever online rent payments and monthly tax payments. He must have known that once the tenant and I spoke, we would find out how much of a crook he had been to us.
All along, I feared getting a "bad" tenant who wouldn't take care of my property. For me, getting a property manager was the only way I'd consider renting. I knew I had to so that I felt protected. And ironically, it wasn't the tenant I had to worry about. It was the person I hired to protect me who would be dishonest and unethical.
I write this review to thoroughly explain my experience. I use reviews for everything and they're very helpful so hopefully this will help someone. Please be aware of my situation and be careful dealing with him.
