Google the topic of a deposit with a builder and your next to zero chance of getting it back. Know this before you hand over the check.
They will tell you that you are approved, send you letters and such, and say that only a few more pieces of paperwork and the underwriters will bless the deal. Then like magic you will head off to the design center, finish the house package, and exactly 61 days before their fictional close day, Pulte will tell you that you can't get the loan. At that point, you are screwed unless you have another loan plan. Kiss the $20,000 goodbye.
Next, the closing date is meaningless. You will get a more accurate completion date from a palm reader that the builder. My advise is to absolutely do not give 30 day notice until you have the keys in your hand. Not a minute sooner. Expect the date to slide 2 to 4 weeks.
I love the house, but was the worst, most expensive, and most frustrating thing I have ever experienced. I will never buy a new house again.
