| - I wish I could give this dump no stars, but no such option. You come in here expecting nice homes, nothing that's broken, or will brake, security, events, background checks to be done, and no young children living here, just young children visiting thier grandparents, and maintenance men, but you don't get squat! That's all lies the sales office tells you, to get you to sign the dotted line. The homes are not only overpriced, but pitiful and everything brakes down as soon as you move in, but no maintenance man in,or on sight, and management doesn't give a flip. Security here is a joke, or should I say " What security?" The gate stays broken 99 percent of the time, so anyone can come right on in. The events here are rediculous, no attention pays to dietary needs, I'm a strict Vegan for health reasons, and management told me and my boyfriend that they'd have some Vegan food at the events, or reimburse us if we brought our own food , just show them the receipt of what we bought, which was a big fat lie, the events are also a drunken booze fest, with no one paying attention to anyone's safety, or are they on any medication. There are also young children living in this 55 and over community, we see them all the time, but once again management sits on thier ass. Absolutely no background checks are done, don't let them fool you, or we wouldn't have felons in here, drug dealers, prostitutes, gang members, sex offenders, etc... and they also allow people who've been evicted and told NEVER to set foot in here, back in, because once again management is lazy. We pay close to $ 800 a month for what? A dump! Utilities aren't included, but if there's yet another broken water pipe, the residents have to pay 80 percent, not Cal Am! It's that way with the water throughout, so those of us without a pool, or hot tub, are paying for that as well! Cal Am pays no attention to thier own rules, especially 118 B, management doesn't do anything except have rediculous inspections, that they can kiss our butt on, because they're petty, and don't even bother calling the district manager Louise, because she doesn't return calls, and ignores everything. I wouldn't reccomend my worst enemy to live here. P.S. If we bought our home, that makes it OUR HOME, so how dare Cal Am tell us what we can put in those trash yards Cal Am calls a yard, and what we can do with, or in OUR HOMES! If we want to rent a room out, or the whole place in general, we should be allowed, because we paid for this place, not Cal Am! Feels like a communist country living here, and we can't wait to move. Plus, they say they're pet friendly which is a joke, they don't clean up the joke of pet walk here, the don't enforce that people who walk thier pets to clean up after them, they can't even tell you what's sprayed on the grass, so your pets chew on grass and get sick, the doggie poo bags canisters are usually empty of bags, or not emptied of dog feces at all. Tropicana Palms The Trash Dump! This isn't a mobile home community, it's a white trash trailer park, and don't let the office tell you it's 5 stars, because it's not. Management and the sales office try to make sure that nobody speaks out about this cesspool, but they haven't met me, and I will speak out. They also like to try and raise your rent to something rediculous, not paying attention to the law the President Clinton had instated that management can't raise a senior's rent whenever management gets a whim and it can't be a rediculous amount either. The law states it's 2 percent every 2-3 years. My boyfriend had a manager threaten him once even over something totally rediculous! My boyfriend also let management know about a tree in our pathetic yard more than once, and management told him they'd get to it by the end of the month, well that time has come and gone, so he's going to hire a contractor, deduct it from our rent, which he can legally do by law, and give them a copy of the receipt with our rent. Welcome to Tropicana Palms State Penitentiary, yet a penitentiary would be better.
