| - Wow, they really put on a show!
But please don't get fault be that show. As long as you are not selling a Multi Million Dollar home they will use your home just to cover the costs for their expansive show.
We had a small property in Las Vegas, to get the next house to flip we need it to go fast into the market. We asked Bill and Fran to present their ideas. They did really well, a great show, very well prepared and trained. Acting as Husband and wife gives it this personal touch. We felt for it! Don't you do the same!
We got a great presentation of what they will do, and they will tell you they treat your sale - even it is a smaller home - like they treat every Multi Million Dollar home. Well they do not, they didn't even took the professional pictures they offered in the presentation, also we have never been featured on their website (would makes no sense without any picture), or their Newsletter, we did not get any support with handyman (as sen promised us (quote "We are here for you, and we are looking for good but cheap handyman, we doing the job as it is our property for you"). They told us "i am so sure that this will sell so fast and for the price mentioned that i give it back to you after 30 days if we are not selling this that fast", but when the contract showed up a day later it hast the regular 90 days of binding time on it. So we changed it to a shorter time. They called us and asked why did you did that - Well we like to remind you of the promises you made. After that call we almost get a bit rougher handling.
They also promise you an access to their internal system, so that you can see "every effort that we make to sell your home, you can follow us". Do I have to mention that we didn't get that?
They throw in some offers way under asking, and always keep telling us, well you know that the market, you should take that offer, its what you get and so on. We finally closed under our asking price, which was our decision cause we wanted it to be just over.
But i can not recommend Bill and Fran Jenkins for small property owners. I am sure they know what they are doing when it comes to selling a Million Dollar home. And I also believe as a Buyer you could be in good hands (which they get 5 Stars at Facebook for their selling website). But they obviously use smaller properties to pay for current costs they have. Which by the way is very smart. Cause it is an easy sell if you don't take a lot of investment (as they "promised" you with pictures, setting a listing and invest in showings and marketing) from their side and take the commission. They turn around a lot small properties and earn that way the money to get the bigger houses. So don't fall for their great show, their only invest in selling your property is their time during presentation, which could not be better made by any tv production. They are nice and smart - but consider a hart working agent, those are better for selling your property and get the best money out of it. Cause Fran and Bill are just looking for fast money and a smaller agent are looking to sell as high as possible.
(Btw they are saying the are ranked top 1% nationally, but they show no prove to it, not on their websites (they have to one for selling and one for buyers), and i am wondering that they only have 22 Reviews from Buyers on Facebook, and not a single review on Yelp so far. But part of their presentation was that they are featuring our home BIG on social media. - Well it seams it is all about the perspective, from what group you are 1% Top of :-) ).
So please be aware of this, and always consider smaller agents that works hard(er) for you.
