| - Our real estate agent found us a great property to rent and we negotiated the rental price down $50 from what they listed on the MLS. Everything was great until we had to deal with premier property management!
Premier took two weeks getting us the lease after we submitted our application and received the approval. When we finally did get the lease we read it from top to bottom and realized they increased the monthly rent by almost $200 with no explanation of where these extra charges were coming from. They charged us $500 non refundable pet deposit PER PET, A $100 key deposit, a $300 cleaning deposit, an additional standard deposit that was above and beyond equal to one month of rent, also hidden fees and costs within the lease and not to mention that you don't get your deposit back until 30 days after you move out!! (According to other Yelp reviews IF you get your deposit back.)
Some examples of hidden conditions in the lease that were not disclosed to us prior to applying:
If anybody comes and stays at your house they wanted additional $20 per person/per day while that person stay there after 14 days. I am due to have a baby in a few months so I plan on having family come out and help me for some times a month at a time!
Another condition was that prior to moving out we were to professionally have the carpets cleaned and provide a receipt! The entire house is carpet that would've cost us over $1000 to have professionally cleaned. (I have read yelp reviews where they cheat you out of this money.)
We were to pay the monthly HOA fees in addition to the monthly rent PLUS additional fees to use the pool and golf course.
$20 a month for trash pick up in addition to the monthly rent.
Also one part of the lease stated that two tenants were living in the house but there's actually four of us, soon to be five because I'm pregnant. We had to ask them to change that! I could go on and on of numerous misleading and incorrect information in the lease.
We are good tenants, we don't smoke, we have great credit, and solid income. The only reason we are renting now is because we are moving across the country and would like to get to know the area first before we buy again. We felt these terms and conditions were unreasonable considering our position and the comps in the area. We kept in contact with Lorry Green and Chris Page.
When we tried to adress some of these conditions and these hidden fees in the lease they did not want to even try to explain where these extra fees were coming from. We had a verbal agreement with a price and condition with our real estate agent before this lease came to us and we just thought there was a miscommunication between the real estate agent and the property management company or they had our lease confused with another tenant's lease. Lorry and Chris said no, the lease stays as is-no discussion. You would think they would at least try to justify why the $200 price jump from the MLS listing to their lease?!? And when my real estate agent and asked them what was wrong with the deal Premier blamed it on us and that we were uncooperative!
Our house closes in less than two weeks. Prior to today, we only had six weeks to find a home to move my family of one small child, dogs, and belongings across the country. I now do not have a forwarding address to give to the movers to move my belongings or to even forward my mail. We are moving from 2,400 miles across country! I'm four and a half months pregnant with a 3 1/2 year-old and this entire deal has stressed me out beyond my means!!! They wasted our time and took our application fee. Now they're going to cost us a lot of money and a lot of headache because we're going to have to stay in a hotel until we can find a place to rent and put our entire belongings into storage. But I'm glad I read these reviews on yelp.com so I know when I'm looking for a home to rent again that if the house is being under the care of premier property management I will run the other way fast!!
I wonder if the owners of this property even knew anything about what was going on! They just lost good tenants who would pay the rent on time with a clean credit and background check! And I'm sure their house is going to sit there for a while longer because it is completely overpriced compared to the same neighborhood and other houses twice the size of this house with the same monthly rent. We dodged a bullet by not signing this lease!!
09/06/14 update:
We found another home to rent just two streets over from the above property mentioned and a much nicer home. The house is twice the square footage and less rent initially. We are dealing with another property management company and what a breath of fresh air! Their rent and conditions are comparable and their conditions are fair. We asked about the HOA and it is included in rent and there is no additional fees in to use the pool and golf course. Premier had lied to us and tried to nickel and dime us.
