Robert Woodall was recommended to me by my real estate agent. He performed my home inspection before I purchased my first home last summer. Robert is a very friendly individual and arrived on time. On the items he inspected, he seemed to do a decent job.
Robert did not inspect my heater furnace because he said that he was unable to properly inspect/operate it during the summer as it would damage the system. It was listed outside the scope of work on the agreement. During this winter, my heater was operating inconsistently so I called an HVAC company to come take a look. Turns out that the HVAC systems in place are very old and undersized for the space, meaning they have to work harder to heat/cool the space (resulting in overheating of the system). When I told the HVAC specialist that my home inspector did not inspect the furnace because it was during the summer, he told me that this was completely BS... If I knew my HVAC system was ancient and undersized, I would have reduced the purchase price on my home by at least $5,000.
Robert also did not properly inspect my roof because he didn't want to go on the roof due to the potential safety risk (while other inspectors go on the roof). He did inspect the roof from the ground for whatever that is worth. So far, I've had no issues with the roof. Crossing my fingers...
As a first-time home buyer with no home-ownership experience, I relied on the inspection report to give me a comprehensive view of the condition of the home I was buying. I do not feel the report was comprehensive at all.
