I'm a realtor. A client fell in love with a condo in a community that is legally in a flood zone. The lender they had originally chosen said they couldn't loan on that property after more than a week in contract. We had to find a lender, fast, who could handle the job. I had researched before writing the offer to see if other condos in that complex had recently sold with conventional finance, and a few had. So I knew it could be done, but we'd have to find a great lender. Some lenders may say it's not possible to loan on "challenged" properties - that is not true! It takes a lender willing to find solutions, and usually a mortgage broker or direct lender.
