  • I was a seller through Opendoor. I was attracted to their business model by the concept of not having to do showings since I have a mother with Alzheimer's who lives with me. The offer they provided me was surprisingly within market rate so I accepted. This is where my good experience ended with Opendoor. Communication is horrible. I am certain they are experiencing great growth but they need to have enough hands on deck to handle the business. Trying to get responses from them was like pulling teeth and it would take 2 or 3 calls/emails to finally get a response. That market price offer they gave me turned out to be incorrect I was told by my experience manager once the home inspection was completed. They used the wrong comp rates she said. So it was actually to be 14K less. At this point, I was pretty far into the process -- had put an offer on the new home I wanted to buy and had already completed that inspection. So what to do? Not much I could do except bite the bullet but talk them into knocking 1K off the repair costs and offer me some free late check out dates. It was already getting pretty bad by this point but then... Their title company of choice nationally is Fidelity Title. Fidelity apparently does not know how to read POA's from states they are not as active in. Therefore, they said that the POA I had on my mother (which was done in SC) was not properly notarized. A superior court judge disagreed with them on that but since AZ does not have a statute requiring financial companies to accept a valid POA, they forced me to spend thousands of more dollars and obtain conservatorship over my mother. The judge went on record during the hearing to say that this was a completely unnecessary roadblock put into place by Fidelity due to their own incompetence at understanding the SC POA and that Opendoor should never have allowed it and been willing to change title companies (which they absolutely refused to do). Based on all the above, it is easy to see why I rated them one star and will not recommend them. Just like the old saying, if it sounds too good to be true then it is. Their business model sounds too good to be true and ultimately it is when you start dealing in details with them and realize just what a mess you have gotten into but like myself, you are too far into the process to turn back.
