| - My husband and I moved into Ventana in August of 2015. We just renewed for another year. I was conflicted on how many stars to choose for my review because things have greatly improved from last year to now and I am a huge fan of the staff in the office now!! Ashley is genuinely wonderful to work with and has been so accommodating in response to requests and/or issues. Although Tara has been here for a shorter time, she always meets me with a smile and a greeting when I go to the office and the last time I called ahead about picking up a package, she had it waiting for me when I got there. Very thoughtful and kind! They are both pleasant on the phone as well and have done an outstanding job of informing the residents ahead of time, regarding any repairs coming up or other happenings. Nick, Thomas and Claudio are the maintenance team we've worked with and they are all superb people!! They respond quickly and do their best to address any issues that come up.
Matthew Bernstein at Gaines Investment Trust has also been extremely helpful when I've spoken with him on a couple of occasions. He listened, responding with concern and empathy and addressed my concerns genuinely. I so very much appreciate that.
Now, with all of that having been said, our first year here came with many frustrations. We thought our A/C unit wasn't working properly and Ventana did eventually have it replaced after several maintenance calls. It wasn't cooling to the temperature we had it set at (76 degrees) and it was climbing up to 80 or 82 degrees during the heat of the summer. Since it was working to try to cool it in here, it would run non-stop for 12+ hours a day and our electric bills were astronomical in the summer!! This apartment is 950 sq. ft. and here are last summer's bills: June 2016: $290.23, July 2016: $319.30, August 2016: $312.27. We have been told that it's because we're on the third floor and that the A/C is working just fine. Regardless of what has been said, we know that's not accurate because otherwise these big buildings (businesses, stores, etc., along with houses) couldn't keep as cool as they do and it would be hot inside nearly everywhere you go. The truth of it is, the A/C units they have here at Ventana are not big enough with enough power to appropriately cool these apartments. Needless to say, we have made adjustments to try to bring the electric bill down and so we keep it set at 78 during the day and 76 at night. It's very comfortable at night but it does get uncomfortable during the day, especially if you're moving around doing most anything. And, during the hottest time of the year, which has been the last part of June, it will climb above 78 degrees and has gotten up to 81 degrees in the unit this year, with it running for hours. That's been our highest bill this year, at $321.03. I think being able to stay cool in this area of Arizona is of huge importance and if you're willing to pay the electric costs, you should be able to set your thermostat where you want it and feel confident that it's going to cool it to that temperature and keep it there, turning on and off to maintain it, like every A/C I've ever experienced has done. Ventana is the first place I have personally encountered this issue and now I understand why, for better or worse.
As a place to live, Ventana is very nice aesthetically, both inside and out, it's affordable, the office staff is terrific, the maintenance team is really nice and helpful, and the location is great!! If you are someone who doesn't mind dealing with the A/C issues and subsequent costs, this is a nice place to live. My husband and I renewed primarily because of goals we have set for ourselves so we will make the necessary adjustments until that time comes.
