  • Ed Lampl is, without question, the most thorough and experienced home inspector in Western PA. My extended family has had about a half dozen home inspections done by Ed in the past few years. Unlike many inspectors, who simply serve as cheerleaders for terrified home buyers, Ed doesn't mince words when it comes to telling you exactly what shape the home is in. Whatever may look appealing to the naked eye is quickly torn down to reality by Ed: hidden sump pumps, dilapidated roofs, broken windows artfully held open by hidden objects, loose toilets, faulty wiring, gas leaks, black mold, jury-rigged doors, the list could go on. Ed spends at least 25 and sometimes as much as 50% more time per home inspector than is typical. His body of work speaks for itself: right now he is booked 3 weeks out on. So if you got duped and went for the traditional "10 day" window for an inspection if not specified on your sales contract, tough nuts, Ed won't get there in time and you'll be forced to settle for someone who won't even climb up the roof. Consequently he deals with savvy homebuyers and investors. Most of his business is referral only. His equipment is state of the art: do you know anyone else with an infrared scope, to get into nooks and crannies of insulation? Or multiple telescoping ladders to get up to the roof to tell you -- ah ha! -- that the sellers stacked loose bricks on the chimeny to make it appear whole? Ed is also a Sick Building Inspector. It's an additional certification on top of being a general home inspector. Think of it as your primary care doctor also being an internist: few are and the ones that are are always better educated. Sick Building Inspectors are critical for those with allergies and small children: Ed knows how to spot mold and other allergens and can give you a rough idea of how extensive it is. He also knows the companies to best eradicate it with ozone machines, commercial HEPA filters and green cleaners such as hydrogen peroxide (instead of bleach). One more thing -- Ed has epically awful allergies. That's probably why he's a Sick Building Inspector too. Consequently, his eyes are huge, swollen and red. No, he's not high, he's just too busy to get allergy shots. In short, if you can get Ed, count yourself as one of the lucky ones. It typically only takes him 30 minutes for him to find enough damage to the home to pay for his reasonable service fee.
