  • As I could write a review that would go on for pages, I will keep this as brief as possible. As an owner I have found that: PROS: 1. Since the 'management change', one area went from totally unacceptable to excellent: Rent distribution. Previously, nearly every other month checks / disbursements were late or very late; with the tenant paying on time. 'insert excuses here'. This is no longer the case, thank you. 2. Repair hotline for tenants is very handy for them. CONS: No current landlord has posted here, as who would want to turn potential tenants away from the company they rely on for their livelihood? 1. Latest vacancy took EIGHT MONTHS to fill. All advertising, pricing, etc was done by RPMLV. Could I have done better with a free ad on craigslist? All signs point to yes. True its a tough market- but this is their job. Calls once or twice a month regarding status and ideas for leasing were always done by myself, not the property manager, Christine. 2. ALL calls went to cell phone VM. Never was a call picked up. As a former renter myself-if there was no answer to a phone call in the middle of the day regarding an ad to a 'professional management company' I would hang up and not leave a message. How would they answer my call after I moved in?... 3. After more issues than one could imagine for a company that 'does all the work for you', the final blow was the reporting of a tenant moving out. No problem, happens all the time- right? Wrong. The 'organized staff' had one other condo in the same complex- and reported the wrong one vacated, then decided both were vacant. Luckily my policy of always knocking before entering was remembered,as not only was the condo not empty...but I then had a frightened elderly tenant to deal with. He/she did not understand why I was knocking at the door, why I asked if they had given notice, or why RMPLV had not even called him/her to clarify or give 24hr notice of inspection. This small sample of issues that have occurred in the past year alone, despite some steps in the right direction, indicate a great deal of room for improvement in communication and overall operations. This is a TOUGH line of work, but RPMLV should be able to take away most concerns from owners shoulders- rather than adding further burdens or the need for constant follow up to make sure things are handled...or why hire a management company at all?
