  • In a word: Criminals. You will spend more time and money managing the Mensa candidates at this office than you would managing your own property. I wish I could give negative stars. We lost more money on our home in the year they managed our property than the entire time we owned the home. In short, don't ever use them and if you want the dirty details, please read on! For fun, check out the Better Business Bureau complaints against them. Believe them. This will happen to you. Only 3 out of 22 are resolved. That should tell you something. First, they will never return your phone calls/emails/texts, whether you are an owner or the tenant. You will have several different property managers, they will change frequently and they will never notify you who your new contact is. Hidden Fees: YES! They verbally told us rekeying was included in their $400 fee for new tenancy, then charged us $120 and called it a "repair" to justify that this isn't stated in the contract. Although this is unclear, they will charge you $55 for inspecting your property. They charged us $55 for an inspection that never took place. This was the only time they inspected the property in a year. Apparently, they also charge fees for "excessive owner communication." But don't worry, they'll never call you back. They will repair anything the tenants ask for at an exorbitant cost to you, whether it impacts inhabitability or not. Magnets on cabinets, for example. Ninety dollars to reconnect the chain on the toilet. Seriously? They obviously make money on this as their contract states, "Repairs are usually performed by internal maintenance people or preferred vendors that provide rebates/commissions/etc to the management company." Per the contract, they can fix anything under $300 without your approval. And they will. Every month. In our case, they did $1600 worth of landscaping on the property without our approval. Although we had briefly discussed this with one of the property managers, we never received a job order for this or gave an approval for this amount of money and they STILL charged us for it. Five months later. They couldn't provide any email or document to support this charge. They claim they had our "best interests" in mind in "raising the value of our property" (which is not their job), then offered to raise the tenants' rent. Twice we were double charged for the same repair. They also said they would install a "new" microwave. This actually came from location they were warehousing items, not a store. I wonder if their warehouse provides a warranty..... HOA fees: Their paperwork says they pay the fees, then they later said, "we don't do that." So we paid the fees. And they still charged us for it during one quarter. Sometimes they don't bother to do their job. They sent us an email stating how a pigeon infestation on the property was a serious problem. We approved the $600 job order. And they did nothing. Even when the tenants repeatedly called them. After all this, we terminated our contract with them. Even though our rationale for ending business was the fact they didn't comply with the terms in their own contract in some cases, they STILL charged us an early termination fee of three months management, then threatened us with interest charges and collections. They further held our tenants' security deposit hostage until this bill was paid, ignoring the fact that their contract states all monies due to owner will be returned within 30 days. Congrats, RPMLV and owner Tod Wever, this is a genius racket....
