My neighborhood is "managed" by Vision. The common areas are very poorly maintained, with dead trees and bushes that are not replaced, sprinklers that water the parking lot and sidewalks at our neighborhood park, a pile of gravel left by the landscapers for 6 months, tree wells that have broken (which lets the water escape, killing the tree and growing weeds where it eventually pools). I am fairly certain that no one receives violation notices any more because no HOA rules are being enforced.
Vision employees respond to e-mails fairly quickly, but problems do not actually get fixed.
