I just came across my file from when I used this company to rent my properties. In my files I have documentation that he doctored agreements and actually rented my condos and charged additional (not agreed upon) fees for more than what he told me he accepted.
This of course seems to be fraud... but I'm guessing he counted on it being a hassle to file a complaint. Not to mention the aggravation. And, by now I think the statute of limitations may have run out... I'll have to check.
My place was gorgeous when he started renting it, brought in many horrible tenants running my place into the ground due to terrible housekeeping and maintenance. And then as time went on used videos and pictures of my place to market with, yet put tenants in units he owned. I don't know if a property manager is legally allowed to do that, but I do know you have to be or have a licensed broker employed to manage properties and he is/does not.
The straw was when a widow contacted me that Ryan would not give her money back when she cancelled due to her husband's death. When I approached him about it, I caught him in several lies, but was able to get her money back to her... that's when I discovered the doctored rental agreements.
By then he'd run my place into the ground and was barely renting it anymore.
I took my place back, did the needed repairs that had been neglected or improperly repaired by his person and had it booked up quickly. There was no reason it should have sat empty so long with property management representation... but he simply did not have my best interest in mind.
I was taken advantage of, lied to, aggravated with lack of follow through and ultimately lost money while he made it.
I only wish I had made it a priority to file suit for the damage he did... and at the very least to keep him from doing to other rental owners what he did to me.
I would not trust him under any scenario; neither to manage nor to rent from. BEWARE.
