| - This review is going to be easy to write. Why? Because I've been dissatisfied for so long that this will be a great way to vent. Here's a list of issues you will encounter if you rent from Royal Oaks Apartments.
1. You must sign a 12 month lease. There is a month-to-month option, but you will be charged an additional $250 each month. This is merely a way for the JVM Corp. to make more money off tenants who are having trouble making a decision about their living situation. There is absolutely no flexibility!
2. Management will no longer negotiate your lease renewal. Expect a major rent increase after a year if you moved in with a "deal".
3. You must give a 60 day notice if you wish to move out prior to signing a new lease agreement. Every other place I've rented from only required 30 days.
4. The office hours are not convenient for anyone that lives there. Doesn't management understand that most of the people who actually live in these apartments are young adults? The rental office is closed by 6pm and I have to make special plans if I need something from them or wait until Saturday. (i.e. a package)
5. The rent is too high for the quality of the units. Don't be fooled by the outside appearance. The complex is old and has not been updated over time. Fixtures, appliances, doors, locks, entryways, flooring, carpets, windows, etc. have been left to age. I took the liberty of improving my apartment with my own money. I wasn't going to live there with inadequate amenities.
6. The walls are thin. You can hear everything. Be ready to hear people on the stairs, watching TV, working out, fighting, and anything else.
7. This is a pet friendly complex, but watch out! People do not clean up after their pets and there is a lack of enforcing the pet policy.
8. The snow removal is terrible!
9. The balconies are riddled with mold and other green fungus. This makes for an unpleasant and dangerous situation. It's slippery when wet.
10. Expect high heating costs. My front door doesn't seal properly and you can feel the cold air entering the apartment. Check the electrical outlets. You'll feel it there too. Plus, the furnace is loud. Get ready to turn your TV up.
11. The front door locks are pathetic. Be prepared to purchase additional security devices.
12. Maintenance and/or other contractors will enter your apartment without your knowledge. I specifically asked to be told and tried to schedule a time when someone would be in my place. Apparently, this was ignored.
13. My lease renewal was left leaning against my apartment door upon arriving home from work. This is unacceptable. There is private information in a lease and anyone could take it. I have asked on numerous occasions for fliers and other documents to not be left at my door, but these requests have been ignored.
14. There's a $25 charge for a key fob to the clubhouse gym and, like the housing, is old and outdated.
There are a few positives. First, I've never had a problem with anyone in the office. Kelly doesn't forget anything and seems to have a pretty good attitude. Unfortunately, the remaining staff has changed a couple times since I moved in. Second, the pool is probably the biggest attraction. Although, it's always crowded and people are slobs. It definitely should be cleaned more frequently. Lastly, the area is great. North Royalton is central to everything and is a very nice community.
Funny thing is I received an email after my maintenance request was complete asking me to write a review. Aren't you happy you motivated me to do so?! Here's a copy of the contents of that email.
