We sold our home in Gilbert, AZ with Open Door and it was mostly a good experience. The offer price was very fair. You need to know going in that they charge several fees. Expect to pay the typical 6% in realtor fees you would pay on any home sale. There is then the Open Door experience fee, I called a convenience fee. This will vary based on their assessment of your home's sellability. Ours was 4.5% given we lived in a new build subdivision and entering the Thanksgiving and Christmas holiday season. They will conduct a typical home inspection and give the pricing cost to fix everything. You can pay their fee or fix on your own and then show them proof. At that time we also learned they will reassess the home value and may charge an adjustment fee if they assess the house to be valued lower. In our case, they used some comps that were very questionable and said the value came in almost $10,000 lower. We challenged this and used comps that were fair to the value of our home. They ultimately agreed and removed that $10,000 assessment. Everything else was very smooth and easy. Just be sure to know your values and comps and be able to dispute if need be. They do not do much in the way of negotiating, but if you can make a good argument, you may be surprised. The convenience of not having to arrange and deal with walk throughs was worth its weight in gold and made this the best choice for us, especially since we had 2 large dogs.
