  • NEVER USE THIS COMPANY!!!!! They are lucky that I can't give them less than one star. This was not just the worst real estate transaction I've ever experienced, this was the worst business transaction I've ever experienced. "Your loan is approved! We just need two items." We provided the two items the next day. There was no further communication until 19 days later, 3 days prior to closing on the home. Then I was told, "there are new rules and we need all kinds of new documents now." I asked "what new rules are there since my last real estate transaction back in April?" There was no answer, so the question changed to "there is now an audit of this loan." From there it went to "why is your signature different when you fax a document vs when you use Docusign, vs when you squiggle your finger on a smart phone?" Then it changed to "why are you taking title to this property in this particular way? (a month after saying the loan was approved with my desired manner of taking title). Then there were a number of "we need you to do 'this, this and this". When I asked to get "this this and this" in writing, they balked. Oh, and I forgot the best part. The "auditor" insisted that I was buying the house as an investment (rental) property because of 3 words on my standard homeowners insurance policy. I had the insurance company call Guaranteed Rate directly and explain the standard language in their policies...not to mention, this company *does not even offer insurance on rental properties.* Guaranteed Rate argued this point with me and my insurance company for 3 days. This was not some fly-by-night insurance, it was Costco/Ameriprise. They literally write tens of thousand of these policies every year and use the exact same language. Then magically, one afternoon an executive in the lending company decided to wave his magic wand and waive the condition that I hold title the way Guaranteed Rate had first requested, then demanded, a few days prior. What happened to all those "new rules and regulations?" I never received an answer to that. Why does the auditor think I am lying and what is it he believes I am trying to pull off? What can I do to make this deal close? I never received an answer to any of my questions. It was a crazy and extremely stressful experience. AVOID THIS COMPANY!!!
