| - They get one star because they performed repairs required by law, that's the only reason. My 2 ASU kids just moved out of a unit at College/Curry after 2 years as they kept raising the rent for a 30+ year old condo with original (read crappy/broken) fixtures, cabinets, wiring, plumbing and appliances. I know they repainted the entire property and had multiple plumbing leaks and roof leaks/repairs during the time they lived there, imagine what that does to HOA fees for the property owners and they have to pass that pleasure on to a tenant, so higher rent. After the painting they stopped with the monthly bug spraying and carport cover washing, they rarely saw the pool guy and they removed the bulk dumpster so every mattress on the planet ended up on the curb. (I realize some of this is HOA, but keep it in mind). The lease says to treat the property as a do-it-yourself handyman special, like maintain it yourself, even though AZ landlord tenant law would not support this. The lease also requires you to have the unit available for prospective tenants several months in advance if you decide not to renew.
(I don't know how this is even legal, I don't think it is). They come in if you are there or not. I had to be there for my kids (dog), and sometimes they showed and sometimes they didn't. The window of time ranged from 2 hours to 5 hours! Once the property was leased out they (Jineane) didn't bother to call the prospective renters and tell them not to show. One girl rode her bike in the sweltering heat so I showed her around anyway and gave her water. One just stood at the door and called someone, I didn't know what was up, but wtfe I didn't answer the door. If you want to pay 300 a month for a/c 5-6 months a year, swim in a pee pool rarely serviced (I saw dogs in it), and live with relics of the 80's have fun. They will keep the bulk of your deposit and charge you exorbitant prices for whatever they want in order to recoup whatever they did for you during your tenancy (and to cover higher HOA fees/taxes) whether it was your fault/responsibility or not. If you decide to live at Papago Park Village under this company take video of EVERYTHING, every inch of everything or just kiss your deposit goodbye, they will take it all. Install/clean:
-New mini blinds $191.91 (the blinds were breaking at the touch because they were from the 80's, but whatever.
-Install new AC filters (which is one actually) $21.96, in fact they were left a brand new filter in plastic, so how does it cost 20 bux to slap it up there (assholes)
-New microwave handle for the 1980 white piece of shit with a turntable that didn't turn and a handle that probably broke 20 years ago. My kids had my microwave and never even used that POS so they surely didn't break the handle (assholes)
-New smoke detector batteries-again its just one and 18 bux? really assholes
-New bulbs through out $18.05 WTF again, my kids replaced all the relic florescent crap bulbs and never used the "chandeliers" which actually still worked, so pull another one out of your ass Jineane.
-Clean fans and oven $65.00- again WTF I cleaned those myself, cleaner than when they moved in and we have video assholes
-Steam clean carpet $259.80, they have some toothless fool with a panel van from the 60's that shows up whenever, no way he charges that much, you can go to Sears for half that.
Cost to repair "damages" $659.65

During their tenancy the following items were replaced, AC unit, washer, dryer, refrigerator.
The dishwasher was worthless and rusting, and the built in microwave barely worked. Tell me the old crow landlord that lives in Rancho Dominquez Cali isn't trying to recoup his losses.
Go ahead if you want, but don't expect anything but free Orbit to campus. You hear every jet that comes and goes from Sky Harbor, all night and all day. Plenty of transient dumpster divers daily, dog shit everywhere, because lazy asses who live there don't care. Swim at your own risk, really, and kiss your deposit goodbye the day you hand it over.
