| - I decided to write a review after we terminated our Property Management Agreement with RPM Las Vegas. I want to be clear that this review is in regards to only the RPM located in Las Vegas, as we use RPM in California for one of our other rental properties and they are fantastic!
My wife and I own a rental property in Las Vegas, we also own two other rental properties in California.
I write this review as an experienced investor of over 10 years. We came across RPM much in the same fashion as we found our other property management companies, via web reviews on various websites. Shellie Halper, in the New Business Development department, had sold us on the idea that they are a small group of individuals who work together for the betterment of us, the landlord.
What we found after we contracted with RPM was the absolute opposite of what they had presented. This company manages property for the betterment of RPM, they DO NOT look out for their landlords. They have this rigged system that allows them to siphon cash from property owners and from the looks of these tenant reviews, they don't even look out for the best interest of our tenants!
Again, I work with other property management companies on my other rentals. All agreements have a reserve fund that can be used for unexpected maintenance without prior approval from the property owner so long as the cost is below $250-$300.
This is where they get you, for the past 2 and a half years, they've been siphoning rental income from our monthly rents nearly every other month. If it wasn't one of their $55 "Inspections Assessments & Evaluations" fees, which when asked for a copy of those inspections or a review of their evaluations, they will give you nothing in return not even a response back from Sandra, the so called Property Manager! Or, because they care and they like to help you out with the 3-4 times per year $150 AC Maintenance & Tune-up Fee, again they will provide you with nothing in terms of a maintenance review or assessment. Then, there are the random fees that pop up, like double billing us for lighting a pilot light on the water heater ($190), or pulling weeds from the yard ($55), there was also that time they charged us $80 for pulling the tenants hair from the drain, or ($55) for window repair. All of these maintenance issues were addressed and not once did RPM provide supporting documentation (as requested) - we would just see random deductions.
Let's not forget about the time they stopped billing us for the Eviction Fee ($15), then when we asked why we had not been billed for this in the past 5 months. Their response, oh we didn't know you still wanted it. Then on our next invoice, they billed us for those 5 months and decided that they were going to raise the price from ($15 per month to $20 per month), miraculously they were able to bill us for an additional $25 dollars without even notifying us of the price increase.
Look, I'm sure RPM and Sandra can come up with many reasons why all of these added fees were necessary, but what they cannot explain is why they have absolutely no communication what so ever with the people they are actually working for! Yes, I pay $95 per month for a company to manage my property, but the last time I checked when you pay someone for a service isn't it customary to expect some service in return?
I'll end with this, when your service is bad, and when your system is bad, and when the people who run your system and provide your service don't care.....Well, you get terminated and in today's world you also get a bad Yelp Review! That's all...thank you for reading along : )

i just received a letter from RPM stating that our deposit was stolen from our account?
I should be extremely upset considering I'm now out a great deal of cash, but this just doesn't seem out of the ordinary for this company. If you had to ask me as a PROPERTY OWNER, my humble opinion would be to say as far away from this company as possible!
