| - Tried to buy a short sale house listed by John Casey of Innovative Real Estate Strategies, Brandy White Elk is the broker. Below is the text of a letter I just sent to the current owner of the property.
June 25, 2016
Dear Mr. XXXXX,
My name is Keith XXXX, you may remember my wife Lonnie and I as the buyers for your house at XXXX Ave. I know the last thing the real estate people want is for a buyer and seller to directly communicate, but I wanted tell you what we experienced with this deal.
First we made an offer on the house right after it was listed and agreed to pay your extra legal and associated fees with the offer. Our offer was ignored by your agent John Casey, he wouldn't even return phones calls from my realtor. At my urging, my realtor called the broker Brandy White Elk, who advised us to make a full price offer.
We followed up with a full price offer, again agreed to pay your legal and associated fees. We thought this was too much, but we were really tired of looking for a house. The offer was accepted by you and the waiting on the bank people started. Throughout this time getting any information from John Casey was just about impossible, he just would not return calls from our realtor. We only asked for something about once a month and couldn't get that. So we waited for over 3 months until the bank came back wanting $302,000 which was $32,000 more than our offer.
Since we had agreed to the full asking price in addition to extra fees I felt that was enough. The selling agent, John Casey had priced the house and we had agreed to pay that full price so it was his responsibility to justify and explain to the bank why his price was correct. John Casey refused to do anything, just wanted us to pay more.
Seeing that nothing was going to get done we signed the cancellation of escrow on the 7th of June. Shortly after that, one of the bank people contacted our realtor and said that if we would raise our offer it most likely be accepted, we did raise our offer a little but nothing came of the effort.
Now it's June 25th and I'm still waiting on the earnest money refund. I checked with the escrow company a few days ago and was told that they had not received the sellers sign off on the escrow cancellation. My realtor let us know yesterday that she had gone to John Casey's office and picked up the document and was taking it to the escrow office in person. Seems to me that from June 7th to June 24th is just a little too much time for this simple task, and now my realtor has to do it in person. No excuse for this.
In summary, we offered full price with extra additional fees, we asked for nothing, we waited over 3 months, we got no cooperation at all. With a little proactive effort this deal should have worked out just fine, but we just couldn't get any help.
I must limit my comments here, I could easily write many pages because I am very unhappy about the way we were treated. We were serious buyers with the resources buy your house. We were treated very badly by your agent.
Sincerely,
Take what you wish from our experience, all we got was 3+ months of aggravation and disappointment.
ADDITION: June 26th, 2016
In the response to my comments it was stated that she never talked to me or my agent. That means no follow up calls, no status checks, no courtesy calls, nothing for what is about 4 months now. Nothing! Do I need to say anything else?
