  • The worst rental company I have ever had to deal with, I will never work with them again after how they have hurt my family and my credit with their deceitful and shameful business practices. You are nothing more than a number with invitation homes, they do not care about you or your family they do not see areas of grey only black and white and for long term customers, your loyalty holds zero value in your dealings with them.  I started renting from invitation homes 2 years ago on 11/28/2013 at that point I was in a rushed situation and needed to find a place. On the surface the company seemed... OK... not great, but, hey I need a house, not tech support, as long as the house is ok so be it. So I assumed occupancy of the home. Within the first week the shower handle had fallen off the wall while I was in the shower almost breaking my toe. The rail was never even put in with screws, they used some kind of plumber's putty!!!! That could have been my daughter or an elderly person holding on to that who could have lost their balance and ate it! Upon further inspection of the home as my time had gone on there, I found that in the same bathroom the walls were rotting right next to the very shower that had just relieved itself of its shower handle at my expense and at the expense of my big toe when I asked them to look at this, they came out and put some spackle on it and said that's the best they could do. I asked about testing for mold as my daughter has lung issues and mold would certainly cause further bronchial problems for a 5 year old girl already experiencing the issues, they advised that they would not test for mold in the property. Other anomalies included finding an old moldy piece of wood holding up a broken stove that was described to me as new (they never did anything about that) doors that were hung so that they did not close or lock correctly, dirty carpets on move in, a leaky air conditioner that creates a cesspool on the side of the house in the back yard, unfinished and unmaintained front and back yards (this was so bad the city had to get involved because invitation homes would not pay for landscaping to handle the situation appropriately.) Only after the city got involved did Invitation Homes make any effort to remedy the situation but not before trying to blame me for the situation despite them not having addressed this from the beginning. This was supposed to be worth 1200/month. This lovely home located in Chandler, AZ seems nice enough until you realize your neighbor to the left is an ex-con with a mortgage of 350/month and the neighbor to your right is manufacturing meth (with a mortgage around 400/month) in his back yard and is a regular of the domestic violence circuit ensuring a light show at least once a week brought to you by Chandler's finest. Across the street from me is another home which also saw a great deal of traffic from our local authorities for their own domestic issues. Down the street resides some gang affiliated "clubhouses" which from the street you can see young kids brandishing guns and harassing the neighbors. This of course was resolved only after SWAT raided the home. Great neighborhood for a single father and his 5 year old daughter, especially for 1200/month. Upon my last month at invitation homes after having been there for 2 years I ran into some trouble getting rent in. I advised them of the situation and having never had any issues with payment or really anything on my end they elected to start the eviction process 4 days before my move out date. I literally was going to have the money for all late fees and the keys to the property upon move out, but, because I had to miss out on closing a substantial consultation gig to the tune of $5,000 up front so that I could go to their mickey mouse court hearing, I lost out on my deal. 4 days after the court hearing I was going to be leaving the property anyways. There was no reason to file a judgment. This was done so they could find a way to keep my deposit of $1400 so to date I am now out $6400.00 because of Invitation Home's shenanigans and I will still, albeit later than I had planned be paying them an additional 5-600 dollars over the 1200 dollar rent. apparently gouging a single father and his daughter to the tune of 800/month after what they pay on the mortgage at the property (which is 400/month) they needed to go for the throat and make sure they damaged my credit cost me a huge client and to boot didn't really ever do anything to take care of any issues on the property. Never ever work with this group, they are con artists and they go after the weak and vulnerable and take complete advantage any way they can..... Oh and yeah, about that 35 dollar attorney letter fee on the 2nd? These guys obviously don't understand how most people get paid or really they don't care, its anything to get a buck.  Their whole game is simple, they are slum lords.
