  • Conveniently located. Elevators constantly breaking down and even trapping people--sometimes all three elevators out of order at the same time. Constant water outages and broken pipe floods. Frequent fire evacuations with in-apartment sirens that are damagingly loud and surely unsafe for children. Bedbugs spreading between apartments (according to staff themselves). Roaches the size of toy poodles roaming the halls. Motor fumes all summer even on the higher floors. Entry doors and remote buzzer constantly broken. Punitive lease terms, which they change at will. One year they added a heat charge in SUMMER because they wanted more income--so your rent can essentially go up as often as they wish. Bonus: my car has been vandalized in the parking lot multiple times. Terrible maintenance--I went without working heat in winter for 2 months while they pretended to fix it, before one staff member told me in confidence that management refused to pay for the parts, so all they could do was pretend a fix. Had a flood from bad pipes, waited an hour as the water rose, and was told it would happen again because they wouldn't fix it permanently. This was true--property damage resulted. Want to politely contact customer service with a question or concern? Whether email or phone, your message will never be returned. Show up in person as a last resort? I was actually laughed at for saying I had concerns... before even hearing my concerns (they never did). They enter your apartment to look around--both with and without the legally required 24 hours warning--multiple times a year. And my security camera caught staff looking through my cupboards when I was away--possibly seeking prescriptions or valuables to sell? When I reported the incident, management treated me like the problem and told me that what the video shows never happened... yet refused to look at the video. This is the behavior of management who thinks something wrong may be going on, and would rather condone it silently than have to bother addressing it. What they WILL spend money on: landscaping, touch-up painting, and parking lot re-striping--cosmetic things to help their sales pitch. Believe nothing their salespeople tell you: baldfaced lies are the norm before AND after you move in. I was told all kinds of things (like new carpeting) would be done before I moved in, but once they had my deposit, those promises never happened. I don't entirely blame local staff, many of whom are nice and reasonable: I've lived here long enough to see staff come and go, and the practices here are clearly dictated from above. Under no circumstances rent from K&D Management. Tip: if K&D is your only option, buy a low-end refrigerator instead. Sell the refrigerator, and live in the box.
