How about the week we moved into our rental home and discovered that the kitchen sink drained directly into the backyard? Not the overflow, DIRECTLY into the back yard, which is illegal. It took them several months to make the repairs, of course blaming the property owner for the situation. We were new to renting here in Arizona, and did not want to move again so soon, so we put up with the mess, the smell, the swamp in our back yard, until one day we called threatening move out. It was 'fixed' within the week - that is in quotes because we had slow drains from that point on.
There were several maintenance issues during our two year stay at this property, each issue was an ordeal to get them to repair - whether it was waiting for them to schedule a repair (over a week for a stopped up sink), or items pointed out during inspections that were ignored - front porch light needed rewiring, hot water heater overflow valve inoperable, it was a constant fight for compliance. Each time, the delay was blamed on the property owner - they didn't want to pay for the repairs, or they were unreachable, how convenient.
We have since moved out of the property, and as expected, they withheld all of our security deposit - claiming $190 charge for landscaping, $175 charge for cleaning, etc etc and on and on. I am in the process of disputing these unfair charges, but it is an uphill battle that I don't expect to win.
I would never, never, never rent from this company again, even if I found my dream home listed for $200 a month. I can't expect that the service for the property owners is any better.
