I rented a home from Tricon for 2 years in Las Vegas. The Las Vegas employees were responsive and helpful but dealing with the people in Folsom or wherever they're headquartered at was a nightmare. They charged a late fee for no reason and I had to send several emails to get it refunded. They withheld part of the security deposit to make improvements on the home that didn't exist before I moved in. They'd send me multiple notices of the same thing from different employees like nobody was on the same page. The person I had to contact to end my lease and get my security deposit back had ridiculously bad communication. She would rarely respond, but since I didn't tolerate being ignored she would set expectations and never adhere to them, wouldn't respond when I tried to follow-up, lied about getting things done...and forget about trying to get help via phone. Impossible. Like most places, they raise rates at lease renewal time and do everything possible to screw you out of getting your deposit back. The first year rent went up by $50 and the next year it went up $100. Only good thing is they didn't really bother me during the 2 years, like if the weeds got too long or anything like that, and they only sent someone in for a check-up inspection once
