I am editing this as I am now receiving complaints from the tenants. We were told by the management company when we signed the lease that if the yard was not kept up they would hire a yard service and bill the tenants. Neighbors complained about the yard and we contacted our management company. I begged with my agent to either take it over and bill the tenant or tell the tenant that yard is very hard to take care of. Nothing was done other than "speaking with the tenant". The tenants are gone now and so are some fully developed trees. We had the yard inspected professionally and were told "It has been ignored for the last two years". Damage to front and back lawn that they hope they can restore without resodding. One 10+ year old fruit tree cut down, another developed fruit tree(10+ years) cut down to the point the landscaper said it has to be removed, a queen palm almost dead. The real agent said the tenant did report that as storm damage and we have no reason to doubt that it was storm damage but we were never told about it. Carpet destroyed in one room which was reported by the agent who said it would come clean for $100 and the tenant would be billed. It did not come clean and then the agent told us we would have to pay for the cleaning. We complained and the agent admitted that was wrong so we will not be billed. The agent left out many pictures and when we asked for more pictures of the property we saw the hallway and master bedrooms were also damaged and needed to be replaced. Agent claimed "normal wear and tear" on this two year old carpet. He made no offer to have the carpet company replace what would obviously be under warranty. My guess would be he knew they would reject the claim, he told us we would have to pay extra out of our own pocket to find out what the black substance is throughout the house. At this point the agent admitted there is also pet stains in other rooms. With the yard the agent told us "The yard was not in tip-top shape when they moved in". We told the agent to simply look at the pictures he took of the property in order to list it. Despite all the damage the last amount he told us we would get is a tad over $200. We are currently working with them to get the house back to the condition it was in when we entrusted it to them. I have no problem following this up with a positive review if the agent in question can collect damages that allow us to get the house back in the condition it was in when we signed the contract. Much much more and I will update later good or bad.
