  • READ THIS BEFORE YOU RENT HERE !! THEY ARE DECEITFUL AND ARE EXTORTIONISTS I was the guarantor on my son's lease at Scottsdale Gateway Apartments, which is managed by Riverstone Residential but is owned/managed? by Greystar out of Lynwood, WA. I was present at signing the lease as I had to sign guarantor agreement. A $125.00 REFUNDABLE security deposit was paid at move in. I helped clean the apartment for move out and waited with him for 3 hours for the move out inspection. When we went to turn over keys, I asked to have the move out inspection as no one had shown up. The apartment representative refused. We get a bill from Greystar a couple weeks later with a charge for professional apartment cleaning for $91.52 and a charge for carpet cleaning, full dye, and carpet stretching for $152.70. These are unwarranted and fraudulent charges. The apartment was clean and spotless - every inch of it ! Vacuumed carpet but did not shampoo it as my son was told not to when he gave his move out notice and told that they do it anyway when he moves out. This has been the case in earlier years when I rented apartments and so did not question it. Also the lease does not specify to shampoo carpet. If an inspection would occurred as it was supposed to, and they wanted the carpet cleaned, it would have been done. Carpet was lightly soiled in 2 high traffic areas but no stains. They stated it had to have a full dye job and be stretched. Really??? I was down on my hands and knees wiping down the baseboards throughout the apartment. The carpet was not pulling away from baseboards and there was no visual of any problem anywhere. I have requested proof of this "alleged damage" but have received nothing from them. I took many pictures that day and glad I did ! In all of my correspondence with Greystar, they tell me to read the lease which I have, and they state as in the lease in regards to move out inspections: As for the move out inspection as stated in the lease "Our representative has no authority to bind or limit us regarding deductions for repairs, damages or charges. Any statements or estimates by us or our representative are subject to our correction, modification or disapproval before the final refund." As far as cleaning in the lease, nowhere does it specify the tenant will be responsible for the cost of a professional apartment cleaning and a professional carpet cleaning. They have no basis for these charges or proof of damages I refuse to pay for something I do not owe. 1. They denied the right and courtesy of move out inspection. Why do they even bother giving you a date and 3 hour time frame to wait for no one? However you can see they get by with it even if an inspection occurs in the disclaimer in above paragraph. 2. Lease states nowhere that the tenant is responsible for the cost of a professional apartment cleaning when the apartment is left clean as per the lease details. 3. Lease does not specify to shampoo the carpet or that tenant is responsible for the cost of a professional carpet cleaning. If that is what they want, why not add that so the tenant is clear on what is expected at move out. 4. I have asked for proof of alleged carpet repairs and have been given nothing. I have brought this up with contactors who say if a carpet needs stretching it was installed improperly to begin with. I was not concerned on the high traffic area soiling as that is normal living and would have cleaned well.. The carpet cleaning company's ESTIMATE - no proof work ever done- was just a flat $150 charge with no itemized costs nor detailed information in regards to the claims. The apartment cleaning was just an estimate as well - the maintenance man probably did a once over before renting as it was spotless, The Washington office of Greystar told me it would be negatively reported to credit bureau and I could deal with collections if I did not pay it. That is a perfect example of extortion and a horrible business practice. Let the tenant think they can get back their deposit, and then charge them the turnover costs. Because many of the tenants are young college kids, young professional adults or families, they will pay the bogus charges so it does not go on their credit report and they do not have the time to fight back. They are all smiles when you are signing the lease but will get you on the way out.
